Buying & Selling Cottages in Tbilisi and Batumi – Real Estate Experiences

Hi everyone, I’ve been looking into cottages and small houses for sale around Tbilisi and Batumi lately because I’m thinking about maybe investing in something outside a regular apartment. Last summer I stayed in Batumi and drove a bit around the outskirts, and I noticed a lot of new private houses being built in quiet areas, but I couldn’t really understand how people decide which ones are worth the price. Some look very modern but are far from the city, while others are closer but need renovation. Is it usually for living or more for investment purposes?

- I’ve actually looked into cottages around Tbilisi before, mostly out of curiosity and later for potential investment. What I noticed is that a lot of people buy them for a mix of both reasons—some live there full-time, especially if they work remotely, and others use them as seasonal properties or rentals. Location really changes everything: closer to Tbilisi prices go up fast, while further areas can be much cheaper but require more planning for transport and utilities. One thing that helped me understand the market better was browsing structured listings like because it gives a clearer idea of what’s actually available instead of just scattered ads. I remember seeing a few cottages in the Gldani and Mtatsminda directions, and the price differences were quite surprising for similar sizes.

At the same time, it seems like infrastructure and distance still play a big role in whether these places are actually practical for everyday life. From what I’ve read and seen discussed, people often weigh lifestyle more than just price—things like access to roads, services, and how much time they’re willing to spend commuting.
