beli umah adalah pelaboran terbaik aku rasa... ko bl jahh rumah yg rege 100K skunk.. lagik 5 taun or 10 taun umah tu akan berharga berlipat kali ganda.. dan ko pong dah hada umah sndri tak yah sesusahh nak menyewa lagik.. dan paleng pntg that's the assets... esok kalo lebih kaya bleh la bl banglo baru n umah yg sedia ada bleh sewakan jdkan rete bila pencen sok..

depends pd niat ko... motip ko beli rumah tu utk apa? kalau nk duduk sendiri, go for rumah teres tepi bandar.. kalau nk disewakan, go for apt dlm bandar.
mcm kwn aku tgh sakit nk byr utang rumah, beli kt puncak alam.. umah teres,murah tp dia sendiri taknak duduk but expect org lain nk menyewa??
aku der beli rumah flat, mahal... tp aku tak kisah sebab NIAT aku mmg nk sewakan.. after dpt rumah,iklankan kt mudah.my terus dpt penyewa on d same date..
1) dgn modal 10k, aku dpt rumah, bulan2 org byrkan kt bank, dpt extra cash 2k setahun (lebihan sewa lps byr bulanan bank), so aku tak kisah rumah kecik pun janji masyukkk
2) dgn modal 10k, ko labur asb, ko tak dpt rumah.. anggaran dividen paling tinggi pun 10% jer kot.. ko dpt 1k jer setahun...
mana lg untung;)

freehold.. that mean pegangan u atas tanah tu forever.. cicit ciyut boleh merase..
kalu leasehold.. u duduk atas tanah tu atas dasar pajakan.. besanya 99 tahun.. dah abis 99 tahun.. that land become to stateland.. jadik tanah kerajaan.. so sape2 leh mohon.. lagik satu.. bile pajakan makin berkurang tempoh masa.. let say baki tggl 50 tahun.. u nak jual? so! market value tanah akan jatuh..

mcm hana ckp, kalau niat nk sewakan.. kena plan betul2 paling utama location. aku amik masa gak dulu nk beli rumah kt mana yg paling best. Then i go for location yg jd tumpuan budak kolej dan pekerja kilang.

*aku keje private, duit pencen takde.. tak seuntung org keje gomen.. hehe.. so ini adlh cara utk aku slps 25 taon habis byr loan nanti dpt duit poket tiap bulan lps aku pencen

aku pun tgh rancang2 nak beli umah flat utk sewa. tapi, tak buat survey2 lagi. entahla.
planing ada tapi, implementation takder.

step kaka dulu, dgn bajet 10k (dpayment + lawyer fees + etc)
1) kena kira brp loan yg kita blh buat.
2) survey harga rumah dan kondisi rumah dan bt comparison kt location yg dikehendaki dgn bajet kita ~ kalo rajin mmg blh dpt yg cantik dan murah.
3) cari rumah yg dh sedia cantik tanpa buat sebarang renovation ~ save cost. (org yg nk menyewa pun nk rumah yg cantik jgk
4) negotiation is a must. dpt less 2,3k pun jadila.
5) dgn lawyer pun negotiate harga.. still buat survey 2,3 lawyer. blh jimat rm500~1000
6) valuation fees pun kalo rajin negotiate jgk hehe. kaka dpt less rm20 leh lps mkn kfc

*kalau rasa suka sgt dgn rumah pilihan tp bajet tak cukup, pinjam la kt adik badik or mak ayah dulu, pasal rumah/aset org yg ada darah dgn kita insyaallah senang nk tolong.. slps dpt duit kwsp, byr la balik.

and ada jugak rumah yang di lelong... so need to know what type of property, with whom nak wat loan, nak beli rumah ni prosesnya lama tapi mmg berbaloi...
